Every trade area must be assessed on its individual fundamentals as two adjoining suburbs can have very different characteristics specific for childcare centres.
The trade area of a childcare centre is one of the most vital factors which should determine (amongst other key variables) the market capitalisation rate for the property and the EBITDA multiple for the operating business. Attractive trade areas will always command and attract the best tenants prepared to pay full market rent. Centres located in weak trade areas exhibiting low demand:supply ratios (reflective of an oversupply of existing places to 0-5-year-old children in the trade area), low daily fees and low female participation rates will find it difficult to trade up and will face difficulties holding their occupancy.
